The original site was occupied by 2 buildings; a dated seven storey office block and a single storey warehouse neither of which optimised on the potential of the footprint. Hackney’s Design Review Panel identified the site as being appropriate to house “the pinnacle of the emerging cluster of tall buildings” in the area and so great emphasis had to be placed on the quality of the architectural design for the new 40 storey residential tower and 9 storey office building.
Project Objective
The Client wanted to create an exemplary highly sustainable mixed use residential, commercial and retail scheme that would make a positive impact and contribution to this urban Hackney location.
Role Of DP9
DP9 led the project on all planning matters including initial feasibility studies through to devising the planning strategy and leading negotiations with the local authority, The Mayor of London, Historic England and a number of key stakeholder groups and community bodies.
Key Challenge
The challenge for DP9 was to manage the extensive pre-application process on this high-profile site with the local planning authority and stakeholders such as the Hackney Design Review Panel, The Greater London Authority and Historic England. The careful management of this process prior to planning submission helped to resolve any issues and ultimately resulted in the swift determination of the application.
