The horseshoe shaped site, comprising a post-war office block fronting Piccadilly, the Holiday Inn on Berkeley Street, offices on Dover Street and a single storey 1980s block arranged around Dover Yard, was originally acquired in 2011 by our Client. The first proposal approved in 2016, was for a mixed-use hotel and residential scheme that saw the existing buildings being demolished and replaced with a ten storey building. The Client subsequently decided to progress with an alternative refurbishment scheme for office and hotel space with ground floor retail.

Project Objective

For the revised proposal the Client wanted to deliver a sustainable office and hotel mixed use development in Central London suited to a post Covid world. The scheme would deliver 184 bed hotel, 60,000 sq. ft of office space and 20,000 sq. ft of prime retail space at the gateway to Mayfair.

Role Of DP9

DP9 acted as planning consultant on both schemes, leading the projects on all town planning matters, devising strategy and directing negotiations with the local authority, the Mayor of London and all other stakeholder and community bodies.

Key Challenge

In the second proposal the challenge was to help produce a scheme that balanced viability and the heights of the extensions with the introduction of new public space and improved thoroughfare in Dover Yard. Of key importance was to maintain the setting, heritage and context of this distinctive and historic area of London.
